No progress

Today was supposed be THE day that they excavate the land.. Ofcourse with all the rain going on in the last few days we expected that no work will be done today. I guess a phone call to the site supervisor tomorrow is due.

From our plans.



Well these images as dated shows where we are at and were we will be in the end. our land size is 625 Sqm and the main reason why opted to Knockdown and rebuild. At the ponds you will be lucky to get 550sqm without paying a premium.

FYI: we had  trees on our property that had to be removed. Any tree in the construction zone as submitted by your builder to council. If when the plans are approved these trees are good to be cut down and does not require application with the demolition. Any tree outside of it like the council strip tree you will have to apply. We left ours as is, we now they will say no...

Start date in sight

Recieved a call from the person who will be our site supervisor.  Finally we have a start date in sight 6th Oct 2010, hopefully between now and then there is not too much rain..

Up to speed of where were at..

Since I only decided on this blog recently we are well ahead of the stages of council approval.
Our biggest hold up was the waterboard approval on sewer zone of influence.. Fortunately we didn't need additional peering, this though has cost us another month of delay.

So here we are today...

• We paid our post variation End panel on the 14/09/2010
• Provided the last of the paper works on 18/09/2010 to Wisdom
• Wisdom installed the sign and sediment screening and ofcourse the porta toilet 21/09/2010
• Wisdom installed the temporary fence as can be seen on the photo 22/09/2010

That leaves today - no progress still waiting. Shortly I will post our colour selection and house plans...

Demolition.

If you're going with a builder that offers demolition as part of the tender make sure you take on their services.
Wisdom unfortunately does not do this and so the headache of the demolition.

A few things to note if your doing this on your own (as in organising demolition) get a quote as soon as possible and find yourself a demolisher. Make sure to get a quote on removing everything, tree stumps, footpaths, driveway, anything that will be a pain to remove. Also ask if they will provide a temporary fence and toilet as per council requirement.. if not then you will have to organise it or just ask them to include.

Once you have decided on a demolisher he will have to provide you with the councils requirements such as how they are going to demolish the house, waste management etc.. (we were lucky to find a demolisher considering we left it too late, we had no idea of the council requirements) Submit to council all relevant materials.

Once you recieve your DA approval for demolition here are a few things you need to keep in mind. You will have to get GAS(licensed plumber required) , Electricity disconnected from supplier and then by a level 3 electrician from the grid.

Everything on the land was removed including a tree stump concealed under our above ground pool.. lucky demolisher got caught on it.
