Update - Roof and Eaves completed (scaffolding removed)

They have completed the roof and removed all the scaffolding. Roof tiles needs cleaning, but a heavy dose of rain should do the job.

Delivery of the Gyprock. Insulation needs to be completed before hand..

They have also completed the Electrical rough ins and the straightening of the studs for the walls.

I had my independent building inspection completed on Tuesday 25th, there is a list of items that needs attending to by the builder. None that are structural defects, rather minor defects that needs to be fixed. If you ever decide to build make sure you have an independent inspection. I planned mine in the pre-lining stage where the studs and bricks are visible.. I recommend this timing if you want to save money. Otherwise you do it by progress payment Stages.. and each is $$$ per visit.

our main issues revolve around our Front windows and brickwork.. These are things we trust the builder will fix.

I'll let you know how it travels. Details of the report will be available after the builder has addressed them.

Update on Roof Tiles.. looks like its almost done just...

 Roof tiles look grey because of the layer of dirt or sand and cement used on the capping of the roof tiles. I guess once the scaffolding is done they will give it a good clean.. Weather is not much of a factor on the progress now.

They didn't do any work on Monday but they were out in force today. They started at the back already i can see a broken tile..

Scaffold and Roof Tiles Delivered.

The scaffold for the roof has been installed and the Roof tiles delivered. I had a quick chat with our Site Supervisor and he has suggested that if all weather goes well we will be at Lock Up in 3 weeks!!!

 Interesting to see the scaffold the way it is installed.

Well its back to the house progress. So far nothing this week, Wisdom is officially back on Monday 10th Jan..

Anyway, they actually squeezed in the guttering to our house last year... Sorry was a bit slack in taking photos, but I'll be out there tomorrow to take a better shot before the roofing starts next week.

Getting an inspection done before the internal lining starts. I intended to this so that the frames are still visible. I can already see some minor fixes required - dings on the window frames.. some dodgy work by the plumber (well his attempt at doing some carpentry).

I have so far paid 3 stages plus the deposit. so 2 more to go this year..

The list of things to do after the handover is now growing..
