13 Week Maintenance Inspection completed

Wisdom has to get an A+++ for customer service. I had the 13 week after handover maintenance inspection completed. So in 4 weeks time they will come and fix. I'm happy with our house except for the part where it feels empty because we put most of the $$$ on the upgrades.

The next thing aside from landscaping on my list is the Smart Slat Gate that I am about to go out and and do.

Anyway I will post soon about the outcome of the maintenance list and perhaps my GATES!!!

3 weeks since moving in.

It has been a slow move in and the main reason for the lack of post is that i had training the following week and had to commute even further....

WE HAVE THE KEYS....!!!!

I know this is a day late but we got the keys yesterday... Not without drama from the bank, but nonetheless we have the keys. Moving in this long weekend.. I will still be posting pixs as the lanscaping is completed.

One Day to Go and We are without Drama

Builder Only ordered the inspection yesterday and booked in for today.. I won't be getting the certificate till Wednesday, the same day settlement is on.. So now i am faced with getting the bank the certificate and pressng them to have the cheque drawn up. If all fails i won't have the keys till thursday...

Please if you are in the same scenario make sure to ask for your interim during your variations and ask your builder to have that interim certificate one week before your settlement...

Bank - Hurdle

As expected the bank has asked for an Occupational Certificate... So now we have a possible delay. For those who are no getting there landscaping done by the builder this will affect you.. We have arranged to have the Interim Occupational Certificate which i think is valid for 12 months to complete the landscaping.. You will need the certificate to be able to move in, and the bank to release the funds. It is definitely added $$$ out of your pocket. Ours was $360 and another $275 when a re-inspection is to be done.

End in Sight - Temporary fence is gone.

Fence is gone - Portaloo gone..

Dropped by Wisdom today to pay for the Interim Occupation certificate. Unfortunately we can't get Final Occupation Certificate until i get turfing done.
Bank inspection successful. Bank is happy to release the final payment!!!
So its all on Wisdom to get the PCI items fixed...
Oh one last thing your Appliances don't get installed till after settlement. Bummer we can move in but we won't have hot water and stove for another week, as long weekend is coming and no plumber will come out till the next week....

Internet and Telephone service scheduled, gas connection is next on the list.
We'll be going for Smartslat Gates matching the gutter colour.


Front Door Entry and Footpath - Tiles to be cleaned with rest of house 2 days before settlement.
Obscure Glazing to the Toilet and Bathrooms. These are not standard, which was a surprise to us and we had to upgrade to have these done.

Final Stages - PCI inspection completed

Sorry i have not posted of late.  A lot of things have happened of late. We have completed the Practical Completion inspection. Unfortunately my independent inspector was not available, but he will do the 13 week inpection after handover... Anyhow he guided me through the list i had to check and i got some from the internet also.. fortunately my SS is also very good, he was well on top of things. First off he had already gone through the house marking all that he could pickup prior to our arrival. Then together with my mrs we started room by room. It was long and thorough, most of the issues are gyprock and painting splashes. over 100 blue stickers throughout... If your interested in what to check for PCI I will list in my next post..

The thing that impresses me is that all the items identified in my previous inspection by my independent inspector has been addressed and fixed..

Also today the driveway was finally completed - 1 week overdue but completed...

HANDOVER is on the Wednesday 20th April 2011.

Requested final payment from bank last week and only now they have processed request and booked inspection... I hope they get their act together as i need that cheque for hand over date...

Intereting note... All appliances are installed after settlement/handover.. apparently theft is an issue.. I can tell you now that our house alarm has been triggered a few times. Someone obviously has been our alfresco section. Make sure to visit your house often

Got in contact with the builder.. Expected completion date is April 11, 2011.

In the mean time the cleaners are coming in and driveway to be completed soon.

An updated look of the house

Main Floor Tiles were completed on Friday grout and all. Going the 600x600 porcelain tiles was well worth it.

Floor Covering Started - Main Living Tiling.

Passed by the house in the morning and finally the tilers are on site starting on Main Living Floor Covering. In the afternoon they had completed most of the kitchen area.. As discussed it will take 3 days to complete.

Another reason why you should keep checking your house.. keep locking it up for the tradies.

Judging from what we can see they only have the bedroom hallway, kitchen, front entry hallway and Home Office. Surface area is alot less than what they covered. thoughi think there is a lot more tile cutting involve tomorrow... I bet that the grouting will be for the 3rd day.

From what i can see so far so good.

These were taken a little late in the afternoon with bad lighting. I'll be taking a thorough photo using my SLR instead of the sony compact camera.

Home Stretch. Main Floor Tiles expected this Friday 18th

I have had a chance to get photos of the current status. They have completed Electricals and also the painting. Looks like the plumber has been in to completed the downpipes with the painters painting it.

In the mean time here is an update on my last pics taken. Big post of photos here.

Away last week on holidays... Painting looks to be done and plumbing

We went away up north for a week and quite a few things happened. These shots are from outside since we arrived late on a friday afternoon and no one is on-site.
Front Porch Tiles are done. Tiles are darker than the main living tiles we are having put in.
Kitchen Cupboards in place.. Polyurethane and sharkfin edge (no handles)

Main Bath.. still waiting on the bath tub and ceasar benchtop.
Ensuite toilet. Compact size and whole lot better than what we expected to get.

Bathroom Tiling Started Yesterday

Tiler has started on the main bathroom, I had spoken to Tiler and he's the same tiler who did the springfarm Wisdom Display homes.. So far so good noticed his tile cutouts for the plumbing are precise..
We elected for the larger wall tiles to minimise the amount of grout.. Our consultant in from delorenzo was in the same wavelength as us. having less grout means less area for mould to develop.. Plus its easier to clean!!!

where the shower and vanity will be going. I am wondering where and how the cabinet installers for the vanity will find the studs now that the wall tiles are in place. Our Vanity are Floating wall mounted.

Main Bath floors look really dark.. at least we won't notice the hair thats fallen off the heads.. I don't know if that is a good thing or bad thing..

All our tile selection as can be seen is from the standard selection range. The only exception will be the Mosaic tiles going in the Niche and around the bath tub.

Architraves and Water proofing for bathroom completed

They completed last week the Architraves and waterproofing of the bathrooms.
Minor error on the builder with the doors for our Linen being the wrong ones. They pretty quick to confirm that they will have them replaced with the correct ones.

House is at Lockup - Thursday 17/02/2011

The house is now at lockup.. Architraves started and almost completed - they had a few muff ups with the order.. delivered 5 wrong internal doors.. and missing the robe doors, 6 doors that is. The garage door also the wrong one but we ended up keeping cause I liked it and it grew on the Mrs

Yard cleaned up gearing up for the next stages, photo taken today. You can see the rubbish in the second pic.
